Historic Citizen Times Building

14 O’Henry Ave, Asheville, NC

Since 2018, Form & Function has proudly led the transformation of the historic Citizen Times Building in downtown Asheville, NC. Once solely occupied by the Asheville Citizen-Times newspaper, this iconic structure has undergone a complete revitalization to become a dynamic, multi-tenant commercial space—while preserving its historic charm.

Working in close partnership with the building’s new owner, Form & Function was entrusted with the full interior renovation and tenant upfit process. The first phase involved subdividing the original space into multiple individual suites, allowing the building to accommodate a variety of businesses. During this process, we ensured that all upgrades aligned with the building’s architectural integrity and met modern standards.

Key improvements included installing a full fire sprinkler system, constructing new ADA-compliant restrooms, and upgrading all mechanical, electrical, and plumbing systems. These enhancements brought the entire building up to current commercial building codes, ensuring long-term safety, efficiency, and functionality.

Beyond the initial shell renovation, Form & Function has completed custom upfits for over 10 unique tenant spaces within the building. Each space was thoughtfully designed and built to meet the specific needs of individual tenants while maintaining cohesion with the building’s historic aesthetic.
